  • Water pooling on the garage floor after rain. The seal has compressed or cracked, breaking the contact line with the concrete. Seattle’s wet season exposes this fast; a good seal should shed water to the outside even on a sloped driveway.

Checking the seal yourself is safe and useful. Close the door, kneel down, and look for gaps, cracks, or hard spots where the rubber has turned to plastic. If you can slide a business card under the center, the seal is done.

Replacement is where it gets fiddly. The retainer channel is often aluminum that has seized to the steel door bottom, or the old seal has shredded inside the track and must be dug out inch by inch. Some homeowners manage it with a helper, a flathead screwdriver, and patience. Many find the new seal binds, kinks, or pulls free within a week because the retainer was bent slightly out of shape and they did not catch it.
